Tuesday Tip: When is the right time to put your home on the market?

Choosing when to sell is different for everyone.
Every real estate market is different.
There are great times to sell and other times that may not be the most ideal.

Generally speaking our team works with many families who are in the military and may face a PCS with less than 6 months notice.  We like to tell people that during this stressful time it may be inconvenient for your to put your home up for sale while you’re residing in it, however the gain in the long run may be worth it.

In some instances, if you are faced with a quick PCS and you don’t have a lot of time to get to your new destination, it’s important that you choose a realtor that knows how to take care of things in your absence.

On average, a home in the Fort Bragg area may take 90-100 days to sell. So, if you are waiting to move from your home to put it up for sale, you’ll need to have a financial plan in place to “carry your mortgage ” on an empty home for about 3-4 months.

In all cases, It’s important that you evaluate all the pro’s and con’s of each selling time frame. A great Realtor should be able to give you both the positives and negatives of each time frame.
