How to deal with issues during a final walk through

So, you’re in the home stretch and you are days from closing. Your agent is going to suggest that you do a final walk through. Always remember that Final walk-throughs are not home inspections. Also, please note that your agents IS NOT a home inspector so they should not be telling you if items “look done” or not.  This should only be left up to a professional in that arena. Also, It is not a time to begin negotiations with the seller to do repairs that are new or were not on the due diligence repair request.

A final walk-through is an inspection performed anywhere from a few hours to a few days before closing with the intention of making sure all repairs that were requested have been performed.  The second reason to have a final walk through is to ensure that the home still looks the way it did (or better) the last time you looked at it.

Buyers are often pressed for time, which means they  may be tempted to forego the final walk-through. DON’T DO IT!!!! It is never a good idea to blow off the final walk-through as things arise all of the time that are not the way they should be.

Vacant Home Can Develop Issues Before the Final Walkthrough

Sellers often move out before closing.  In situations where the seller has already moved out, it is even more imperative that buyers conduct a final walk-through. Problems arise when homes sit vacant for any period of time. We’ve seen appliances stolen, leaks leading to floods, holes in walls from movers, etc. The list truly goes on and on. You don’t want to find out your home is flooded after you buy it.

Here is a List of Items to Check During the Final Walkthrough

  • Turn on and off every light fixture
  • Run water and check for leaks under sinks
  • Test all appliances
  • Check garage door openers
  • Open and close all doors
  • Flush toilets
  • Inspect ceilings, wall and floors
  • Run garbage disposal and exhaust fans
  • Test heating and air conditioning
  • Open and close windows
  • Make sure all debris is removed from the home

Take this list with you and make sure your agent is proactive about getting to your final walk through prior to the moment’s you’re on the way to close. This leaves you ZERO time to get things fixed if needed.
